Check-in is any time after 2 pm and check-out is 11 am. We may have some flexibility if the room is not booked the night before or after, but must be pre-arranged.
We are currently doing self-check-ins by text. We find this gives our guests maximum flexibility on when they would like to arrive. The procedure is quite simple. The text will come to you at 2 pm on the day before arrival and will guide you to the correct parking lot and your room. Your key will be hanging in the door and a personalized note on your bed will cover key information to help with your stay.
We are usually around and are as close as a “reply” to your text. If you think you might need help with bags, let us know.
We hold a room with a 50% deposit of your total stay – one-night minimum. If you need to cancel and give us 7 days notice or more, we offer either a 100% credit toward a future stay (no expiration), or an 85% refund back to your credit card. If you need to cancel within the final 7 days you are responsible for your stay unless we are able to replace your reservation.
The reason we have to charge a cancellation fee – even if you cancel with seemingly plenty of time for us to replace you – is that the credit card companies are now charging us almost 5% on average to run your card and another 5% to put your money back in. 90% of our reservations are made online and that costs us another 3% in fees. So we lose almost 15% of your deposit in fixed fees we cannot recover.
Lenox is a village of essentially two square blocks, consisting of 14+ restaurants and numerous shops. We are located in a row of residential mansions – several buildings from the corner where the commercial offerings begin. So the entire town is walkable with the furthest reach about three blocks from us.
We travel with our small dog so we are empathetic, but we do not allow pets at Hampton Terrace.

Breakfast is an all-you-can-eat buffet that extends from 8:30 until 10 am. Coffee and tea are available as early as 7:30, but each guest room has a stocked Keurig as well. We are able to accommodate most food requests/restrictions including gluten-free and vegan. Breakfast is included at no additional cost.
Our daily buffet always includes coffee, decaf, tea, strawberries, blackberries, raspberries, blueberries, cantaloupe, honeydew, bananas, English muffins, breads (pumpernickel, wheat, white and raisin), Greek yogurt (plain vanilla and mixed fruit), milk and cereals (Raisin Bran, Rice Crispies and Honey Bunches of Oats). Our “hot” entree rotates daily and alternates sweet or savory days. For example, one morning will have scrambled eggs, grilled ham steaks, and seasoned grits. The next morning might have blueberry or banana pancakes and sausage. We also are known for our “three flavors of French toast” and our Frittatas.
We do offer daily housekeeping but you have the option to decline by leaving the privacy sign on the door. For those who would like to forego daily service, we have arranged for most items you might need to be readily accessible: clean towels, Keurig supplies, bathroom amenities, toilet paper, free Poland Springs water bottles, etc. We have had the same family doing our housekeeping for 20+ years and they are proud that their TripAdvisor and Google ratings are 5/5.
With the caveat that the inn consists of 125+ year old buildings and all that entails, we do endeavor to avoid allergens and fragrances in all places we can control. Our pillows are foam (with a down alternative as an option upon request) and all comforters are down alternative. Our linens are cleaned with fragrance-free detergent, softeners, and dryer sheets.
We do have adequate free parking on our property.
Yes. Streaming-capable Wi-Fi is available in all guest and common area rooms. We provide Spectrum cable TV with hundreds of free channels.
Smoking is not allowed in the buildings. Smoking is allowed outdoors with the caveat that discretion be exercised in public spaces, such as communal porches or at the pool.
We do have an outdoor seasonal pool, which is heated to about 85 degrees. It is open from Memorial Day weekend through Labor Day Weekend. The pool is more of a “grotto-style” with a waterfall and rustic pavers. It is roughly 20 x 40 and kidney-shaped. We do have guests who ask if they can swim laps. Although it is not a lap pool per se, we do allow it as long as other guests are not in the pool. Swimming laps can cause other guests to feel like their access to the pool is limited. Since we do not allow children under 10 at the inn, the pool is usually a tranquil space.
In our 25+ years as owners, we are proud that Hampton Terrace has earned a 4.93/5.00 average over 2800 reviews on the top eight review sites (98.6% satisfaction rate). Add to that the fact that most satisfied guests do not take the time to post a review but all unsatisfied guests do.
That being said, we do understand that things come up. Sometimes, expectations are mismatched with reality. The important thing is how we respond. Several times during your stay you will receive a text from us asking how things are going. If you have an issue, we hope you will share that because most of the time we can fix the problem, offer a different room, or begin discussions about recompense.
We guarantee your satisfaction at our inn. If we fall short in any way, we do hope to hear from you directly and not hear about it in a 3rd party forum. There is usually something we can do to make you a satisfied guest and emissary of good will about our property.
